Prefered Buyer House Hunting Guide
1. Ads in Press or Magazines: If you see an advertisement for a home
that looks interesting, call me. If Im not in, please leave a voicemail
message with all the ad information. I will research the property and get
back to you regarding the location of the home so you can do a drive
by if it is in your price range.
2. For Sale Signs: If you see a For Sale sign by another company and
you want to know the price, write down the
the address of the home and the telephone number on the sign. Again, I will
research the property and get back
to you with the information and confirm the home qualifies for your Lending
Guidelines and whether it's in your
price range.
3. For Sale By Owners: Again, call me with the signage information
and I will contact the owners to set a viewing
appointment for you to see the home. Most For Sale By Owner Sellers are willing
to pay my Buyer's Agent's
fee. The key phrase to look for on For Sale By Owner signage and flyers is,
"Will Cooperate with Brokers."
4. Open Houses: On weekends visit Open Houses held by other Realtors.
Open Houses are a great way to do your
market research and learn about market value. When you walk in the door, inform
the Hosting Realtor that you
are already working with a Realtor and then show them my card.
5. Home Study: Do Your Homework! Study the listings given or emailed you. Drive by. Check out neighborhoods. Talk to the neighbors. Call and speak with the schools, if this is important to you. Use the supplied resources, provided during your Initial Consultation with our TEAM, to assist you in your research. Then call me to make arrangements to schedule a Home Tour so we can view the homes you're interested in together.
6. Call Me For Appointments: If a Seller sees you take a flyer from the flyer box and invites you in, politely decline and respond that if you decide you want to view their home, you will have your Realtor call them to set a showing appointment. Never call or speak with the owner of a listed property directly. You never know when something you innocently mention to the Seller might be used against you in negotiations if you decide their home is the one! We always want to work through the Listing Realtor for any unanswered questions we might have of the Seller. Never look at a house with another Realtor without talking to me first, with the exception of Open Houses. Remember, its customary to give the seller 24 to 48 hours notice for a showing because they need time to prepare the home and be out of the way.
7. What to Say: Always tell other agents that youre working with ME! You will then be given the information without having to answer lots of questions and they wont pester you.
